100% refund if cancelled 30 days or more from check-in date, b. 50% if cancelled 21 or more days prior to check-in date, c. 100% if house is re-rented for all of the cancelled dates. If something is damaged or unfit for use upon check-in, Guest will notify Northern Door Vacations, LLC (608-215-5882) immediately by telephone and the Owner will work to get the item fixed or problem solved immediately. Acts of Nature such as power outages will not be considered the Owner liability.  Any refunds processed due to a guest cancelation of your reservation will be subject to the 3% credit card processing fee that we are charged on the original payment.  For example, if your original deposit was $103, you will receive $100 back for your refund to account for the credit card processing fee that we are charged.

Check in is at 4pm the day of arrival and check out is on or before 10am on the day of check-out.

Check out procedures that guests agree to are as follows;

  • Load and start dishwasher prior to check out/ if no dishwasher on property, clean and dry dishes.
  • Remove Used Trash Liners and Deposit in Outdoor Receptacles
  • Unused Beds Remain Made
  • Food/Drink Items Removed from Refrigerator and Freezer
  • Unscheduled Late Guest Departure Fee $100.00
  • Please turn heat down to 60 degrees if it is Spring or Fall.

Rental Party: The rental party shall consist of a total of 10 guests or less, per the short-term rental license issued to the owner.

  • Guests who are renting the property must be at least 25 years of age;
  1. No more than 10 occupants and only registered guests may use the house and its surrounds (unless owner permission is granted) c. Children are included in the guest total (infants are excluded)
  • Payment: Reservations made within 30 days of arrival require 100% of the rental and fees at the time of booking. Reservations made more than 30 days in advance require a minimum of 50% of the total rental and fees at the time of the reservation with the remaining balance due at least 14 days before arrival. If the outstanding balance is not paid in full at least 30 days before arrival, Northern Door Vacations, LLC, with no return of any payment made to date, may cancel the reservation.
  • Damage: The Guest is responsible for damage to the property or furnishings by any member of the party. Dirt or other mess requiring excessive cleaning including smoking in the house, spills and stains on linens, and/or damage to floors, furniture, woodwork, or walls will be charged to the booking guest. If there is damage to any of the property upon check-in, it is the sole responsibility of the guest to notify Northern Door Vacations within the day of check-in.  If no notification is made and damage is found upon check-out, it is the responsibility of the guest to pay for repairs or replacement of the damaged item.
  • Refunds: If a Guest wishes to cancel his/her reservation, the payment will be refunded as follows:
  • 100% if cancelled 30 days or more from check-in date, b. 50% if cancelled 21 or more days prior to check-in date, c. 100% if house is re-rented for all of the cancelled dates. If something is damaged or unfit for use upon check-in, Guest will notify Northern Door Vacations, LLC (608-215-5882) immediately by telephone and the Owner will work to get the item fixed or problem solved immediately.   • If Owner cancels the Guest reservation at any time due to unavailability of the rental property for any reason, Northern Door Vacations, LLC will refund 100% of any payments made by the Guest to Northern Door Vacations, LLC. Owner liability will be limited to the Guest’s payments to Northern Door Vacations, LLC  only.
  • Access: Guest shall allow Northern Door Vacations, LLC or designated contractor access to the property for purpose of repair or inspection. Northern Door Vacations, LLC shall communicate this action prior to access and exercise this right in a reasonable manner.
  • RENTAL RULES (this summary will also be posted in house)
  • This property is privately owned and the owners are not responsible for any accidents, injuries, or illness that occur while on the premises. The Homeowners, nor their Agents are not responsible for the loss of personal belongings or valuables of the Guest.
  • Smoking or extinguished smoking materials are not allowed in the house.
  • Tents and campers for extra sleeping are not allowed.
  • Quiet hours after 10pm in respect for neighbors. This is important as this is a quiet neighborhood and respect of the neighbors in critical.  One warning will be given if a noise compliant is received.  If a second noise complaint is received on your group, eviction of the guests without refund will be an option that can be exercised by Northern Door Vacations, LLC.
  • By accepting this reservation and terms, if you use any of the kayak’s/ water vessels provided by the property to go out on the water, this is at your own risk. Any harm, damage, injury or death is at your own risk.  You give up the right to bring any legal action against Northern Door Vacations, LLC, owners of the Twin Peaks property, or any subsidiaries of the interested parties as a result of your own actions on the water.
  • No fireworks are permitted at any time.
  • The property and all furnishings must be kept in good order. Clean any spills and excessive cooking/grilling residues.
  • Place garbage and recyclables in the bins supplied outside, dirty dishes in the dishwasher and cleaned.
  • Report any damage or something not working to the Owner immediately.
  • Daily housekeeping is not provided.
  • Please do not take bath towels out of the house such as to the beach, boating, etc.
  • Please hang wet towels outside, not on any furniture inside.
  • Please do not flush anything but toilet paper (TP). No paper towels, Kleenex, baby products, or feminine products should be flushed at anytime. If the septic system becomes clogged, the Guest will be charged the substantial repair fee.
  • No refunds for storms or bad weather.
  • Additional information will be available in a 3 ring binder guest book in the house upon check in.
  • Provide notice to Northern Door Vacations, LLC of any damage during stay
  • Please clean grill(s) after use.
  • Pets are not allowed by guests.
  • Parking vehicles are to be in the designated driveway of the home only, guest vehicles are not to be parked on the road or shoulder, as to allow access to emergency vehicles.
  • Recycling is mandatory in our area and we ask that all guest assist in this worthwhile effort.
  • Access directions to the property will be provided after final deposit is made and check-in instructions are provided prior to check in.
